The Villa Rosita Retirement Project redefines the concept of housing for seniors. Incoperfil has contributed to the development of this innovative project with the design, manufacture and supply of composite slabs with the INCO 100.3 Composite profile.

The Jubilar Villa Rosita project, located in Torrelodones, Madrid, is being developed on a historic estate from the beginning of the 20th century, protected for its natural and unique value. The plot has more than 14,000 m² of landscaped forest area, where 150 trees are preserved that integrate the environment in an accessible and nature-friendly architectural design. This senior cohousing includes 29 residential units designed to facilitate community life, including large common areas.

The project focuses on a model of Comprehensive and Person-Centered Care, promoting healthy aging and allowing residents to live in their home even in situations of dependency. Sustainability is the central axis of the proposal, with an industrialized construction system using steel framing to reduce the environmental impact and waste on site. In addition, the building will have an A energy rating, will use renewable energy and will collect rainwater to irrigate its large gardens. The design and execution of the project use BIM technology and LEAN planning, which position it as a benchmark in architectural innovation, sustainability and respect for the environment.

The slab has been resolved with the composite slab system with the INCO 100.3 Composite profile and a slab height of 160 mm. This system has allowed spans of between 4.00 and 4.50 m to be covered without the need for shoring, complying with a REI 60 fire requirement. The simplicity of the execution, only with positive/fire reinforcement and mesh, and the great performance of this collaborative sheet metal slab system, have been fundamental for its integration with this industrialized construction solution.
